Common Questions About Northeast Coil
About the company and the work
What does Northeast Coil clean?
Cooling towers, chiller and condenser tubes, air-cooled condenser coils, air handler and evaporator coils, walk-in cooler and refrigerated warehouse evaporators, and refrigerated display cases. We work on commercial and industrial systems only. We do not service residential equipment.
Are you an HVAC contractor?
No. We do not install equipment, sell equipment or perform mechanical repairs. We provide commercial HVAC cleaning for systems already in place, and we document the condition of everything we touch. Many clients use us alongside their existing HVAC contractor or water treatment provider.
Do you compete with our water treatment company?
Usually not. Water treatment companies manage water chemistry. We perform the mechanical cleaning that chemistry cannot do, and water treatment providers regularly bring us in to handle it as part of their programs.
What industries do you serve?
Any facility with a large cooling, heating or refrigeration system. That includes hospitals, pharmaceutical plants, grocery chains, food processing, refrigerated distribution, manufacturing, power generation, data centers, universities and commercial real estate.
What areas do you serve?
We are headquartered in Maine and work throughout New England, New York and the Northeast. We also take projects nationally. If you have facilities outside the region, ask us.
Scheduling and process
How often should commercial cooling equipment be cleaned?
It depends on the equipment and the environment. Cooling towers are generally cleaned at least twice a year, before startup and after shutdown. Condenser and evaporator coils are typically annual at minimum, more often in kitchens, food processing and dusty industrial settings. Most clients are on an annual, twice-yearly or quarterly schedule.
Do you use chemicals?
Our process is built around water. Moderate pressure and high flow removes most contaminants without harsh chemicals, which is why we can work in food processing, pharmaceutical and healthcare facilities where chemical cleaning is restricted.
Will you have to shut our system down?
We schedule around your operation, including nights, weekends and planned shutdowns. Downtime varies by equipment and scope, and we tell you what to expect before the crew arrives rather than after.
Can you handle multiple facilities?
Yes. We regularly service multi-site clients including grocery chains, healthcare systems and distribution networks, with consistent reporting across every location.
Do you offer preventive maintenance contracts?
Yes. Most clients are on an annual, twice-yearly or quarterly schedule depending on their equipment and operating environment. HVAC preventive maintenance programs keep the work on a known interval and the documentation current.
Documentation and compliance
Do you provide documentation of the work?
Yes, on every job. Each piece of equipment is documented and reports are available through our cloud storage system. Clients use them for risk management, outside audits, utility rebate submissions and water management program records.
Do your reports make our facility compliant?
No, and we would be careful with any vendor who tells you otherwise. Compliance is the facility’s responsibility and involves more than cleaning. What we provide is verified documentation of the cleaning portion, which is a required element of essentially every framework.
Can you provide reports for work completed previously?
Yes, for work we performed. Reports are retained in our cloud storage system and can be retrieved when you need them, which comes up often when a facility is assembling a rebate submission or preparing for an audit.
Cost and quoting
Do you need to visit the site before quoting?
Usually not. Good photos and system details are enough to scope most jobs. Large or complex projects sometimes warrant a walkthrough and we will tell you if yours does.
Is there a minimum job size?
We take on jobs large and small. Tell us what you have.
Does cleaning qualify for a utility rebate?
Some utility efficiency programs support this work, generally through custom or retro-commissioning incentives rather than standard equipment rebates. Rules vary by utility and change year to year, so confirm with your provider. All of them require documentation that the work was performed, which we supply on every job.
